The Christiansburg Planning Commission will meet on Monday, May 19, 2008 at 4:00 pm  p.m. in the town hall.  On the agenda:

1) A Conditional Use Permit request by L & R Burch Properties, LLC for property located at 2000 Roanoke Street (tax parcel 499 – ((A)) – 14) for auto and truck auctions in the B-3 General Business District.  The Public Hearing is set for May 20, 2008 (Different players, same use as requested for this location in the past; uncertain whether it was granted and failed to prosper or application was denied because the minutes of Planning Commission and Town Council aren't readily available via the town's website).

2) Review of Advertising Ordinance interpretation regarding roof, wall, and marquee signage  (This may be relative to a powerpoint presentation to  town council during the May 6 meeting.  It appears the presentation didn't sway council and so may have proceeded to the filing of a lawsuit against the Town.)

3) Review of the Capital Improvements Plan for the Fiscal Year 2008-2009 (Proposed budget details provided at council's first-ever Budget Work Session on May 7 did not address these specifically).

4) Consideration of amendment to Chapter 30 “Zoning” of the Christiansburg Town Code in regards to provisions for a Historic District Overlay (Relative perhaps to the many irreplaceable structures within the town, or because the three existing districts aren't documented in the town's Comprehensive Plans nor zoning maps, accessing federal or state tax credits, or perhaps because of recent conditional use permits in and around areas designated as historic districts).

A description of these agenda items, along with the Town's Advertising Ordinance, Zoning Map, Zoning Ordinance and Future Land Use Map may be viewed in the Christiansburg Town Hall, 100 East Main Street, Christiansburg, VA during normal office hours of 8:00 a.m. - 5:00 p.m. Monday through Friday.  Written comments may be sent.

The Planning Commission, appointed by town council, is comprised of Steven C. Simmons (Chair), James Vanhoozier (Vice-Chair), Town Manager R. Lance Terpenny (non-voting), Wayne E. Booth, Michael Byrd, Councilwoman Ann H. Carter, Craig Moore, Bob Poff, and Planning Director Randy S. Wingfield.  Legal representation at these meetings is provided to the town by Guynn, Memmer & Dillon, PC.

The Board of Zoning Appeals (BZA) met Thursday, May 15, 2008 at 7:30 pm, in the town hall.  Two applicants had requested variances to Chapter 30 (Zoning). Copies of those requests were also available for public review in the Planning Director's office.  Legal advertising about these hearings was stated as being published April 30 and May 7, 2008.   Typically, when a resident asks for a building permit to do something which is not in compliance with code, they may be directed to the BZA to request a variance.  This judicially appointed body, as recommended by town council, is currently made up by James C. Stewart, (Chair), Stanley R. Woodyard (Secretary), Tacy Newell-Foutz, L. Jack Akers, and James W. Kirk.

If you think it would be helpful to know when a zoning variance, a change from one existing category to another zoning definition, a conditional use permit, seeking an ordinance review, or a lawsuit is the appropriate process for determining what use is allowed by property owners in the Town of Christiansburg -- raise your hand.  Otherwise, just check with your local administrators (Town Manager or Planning Director) during normal business hours, Monday through Friday.
